Two River Theater is seeking a Full-Time Building Operations Manager to join our Operations team. Working days/hours vary, with regular night/weekend work required. This position is performed on-site and executes building operations and provides oversight during performances and events.

Duties and Responsibilities
Key Responsibilities Include:- Maintain building equipment and systems including HVAC, water filtration, boilers, sprinklers & fire Safety, air compressors, generator, elevators, appliances (water fountains, refrigerators, dishwashers, washers/dryers, etc.);
- Perform routine and preventative maintenance, and mechanical and cosmetic repairs to buildings and properties including doors, windows, building exterior, small appliances, floors, walls, mirrors, etc.
- Coordinate service and repairs, and work in tandem with various contractors;
- Create and maintain a detailed maintenance schedule, checklists, and logs;
- Work alongside Custodial contractor to plan and execute seasonal and large projects; perform spot-cleaning porter services around Custodial contractor to ensure a clean and sanitary environment;
- Set-up and break-down for events and performances;
- Perform regular system tests of emergency equipment, manage certificates, utilize BMS system controls, maintain supply inventory and assist in procurement, and coordinate inspections with Regulatory Officials;
- Respond to urgent matters and emergencies such as power outages;
- Research and assist the Director of Operations in the planning of large maintenance and repair projects;
- Groundskeeping and other outdoor work as needed – snow removal & salting, mulching, weeding, leaf blowing, planting, irrigation, power washing, etc.;
- Participate in Department’s commitment to safety and security, including external and internal perimeter checks, crowd control, parking & traffic flow, building walkthroughs, opening/closing responsibilities, monitoring camera surveillance, and interaction with neighbors, guests, loiterers, and local law enforcement and regulatory agencies;
- Check and utilize the digital task list, coordinate with the Ops Assistant and other Ops Team members to execute tasks;

Perform other duties as assigned by management.
Requirements
- Trade Certification or Licensure preferred;- Ability to obtain CPR/1st Aid/AED certification as well as, OSHA, SORA and/or IFCPP;
- Minimum of 3 years of experience managing building operations;
- Moderate physical labor is required to assume the role;
- Strong understanding of safety procedures, comfortability working in elevated positions, and the ability to use basic tools and operate height-specific equipment (ladders, scaffolding, lifts etc.);
- Flexible schedule with regular night/weekend work required;
- Demonstrated knowledge of HVAC, Plumbing, Electrical, Carpentry, or other trade(s);
- A positive attitude, creative mindset, ability to work autonomously and collaboratively;
- Experience using Outlook email, digital calendars and floor plans, and willingness to learn and use digital platforms; and
- Attention to detail in a fast-paced environment and ability to maintain a calm and professional demeanor.
